I'm looking to sell my luxury Omar Westfield Lodge at Marlie Holiday Park, in New Romney, Kent. I've owned it for four years, having bought it brand-new in 2015. My health hasn't been great and I've had to move away to be nearer family. The lodge is in great condition and comes with a large wraparound decking. I paid £110,000 for it and have priced it at £75,000 to get a quick sale. It still has 25 years left on the licence, and the price includes the 2019 site fees, new gas & electric safety tests, and the owner-transfer fee that the park charges. Marlie Park has a long 11.5 month season, so is perfect for anyone that wants to spend a lot of time at the lodge.

The lodge is a 2 bedroom model, and is a great size at 38` x `20. It's fully double glazed with central heating, and is very well insulated so ideal for anyone looking to use it during the winter. I originally chose it because it had a different layout to the other lodges available, and it comes with a completely separate kitchen area. The layout makes it feel like a flat, and I've loved spending my time here. It comes with a fully fitted kitchen, two bathrooms (one with a bath and an en-suite with a shower), loads of storage, and spacious rooms throughout.

The lounge/dining area is L-shaped and is big enough for a large sofa-suite. I'm leaving the two sofas, the dining table & chairs, and a coffee table. There's an electric fire on the wall, with fittings above it for a wall-mounted TV. There are patio doors from the lounge which lead straight onto the decking area. It's a very bright room with lots of windows and high ceilings. The kitchen has two doors, and comes with a gas cooker & hob (with an extractor), an integrated washing machine and dishwasher, and a full sized fridge and freezer.

There are two good sized bedrooms. The master bedroom has an en-suite toilet & shower, a large double wardrobe, and room for a Queen-size bed. I've removed the double bed. The twin room comes with 2 single beds and another wardrobe. Finally, there's a large family washroom with a full-size bath (with overhead shower), a toilet and a sink.

The decking is a lovely space and is south facing so gets the sun all day. Because I'm on the outskirts of the park, I have a lovely view and it's a private area. There are no other caravans in front of me, and only the immediate neighbours can see you. I get on well with all the neighbours.

Marlie Holiday Park is on the outskirts of New Romney. The park has a long 11.5 month season (only shutting for 2 weeks in February) so is ideal for anyone wanting to spend long periods here. The lodge is located in an owners area of the park with no holiday-makers nearby, and comes with private parking for two cars, mains gas supply, Itís just a 2 minutes' walk from the swimming pool and the shop. Marlie Holiday Park is a friendly park with almost all owners on the park and a very relaxed feel. It had a new clubhouse built for 2018 and there are plans in place to upgrade other park facilities. There is nightly entertainment, security, a heated indoor pool, playground, launderette, dog-walking area, and amusement arcade. Itís also a pet-friendly park.

The park is located on the outskirts of New Romney, which is a lovely historic town with a selection of pubs, restaurants and shops. There is also a large Sainsburys just down the road, and a great bus service to which take you towards Hastings and Dover. The seaside town of Dymchurch is just five minutes away, and there are also some lovely beaches at Greatstone and St Marys Bay. In the local area there is the Romney Light Railway, Dungeness Nature Reserve, the Romney Marsh Visitor Centre, Port Lympne Zoo, and much more.
