Available for private sale at Haven's Rockley Park near Poole in Dorset.

We're looking to sell our top-spec Regal Autograph 2013 static caravan which is a 2-bedroom / 6-berth model. It comes with full double glazing & central heating, and front-opening patio doors which lead onto a large UPVC decking area with far-reaching views of Poole Harbour. The caravan is in excellent used condition and is a very large 40` x 13`. It's sited on the Central Park area of the park, which is near the top of the park and just 5 minutes walk from the main entertainment area and shop. This area of the park is nice & quiet with no traffic passing by. The outside decking area is 16ft wide x 6ft and can be reached via some steps or from the lounge doors. There is also a private patio area in front of the caravan which is big enough for a table & chairs, and private parking for 2 or 3 cars.

The rental potential for this caravan at Rockley is superb and would easily cover all running costs, and still leave lots of time for you to use. Another good thing about this park is that it has no age limits for caravans on site, so long as they're kept in good condition. The park has a 10 month season (2nd March - 2nd January).

The layout of the caravan is open-plan, with a large lounge & kitchen/dining area. There are high ceilings and lots of windows so it feels light and airy. The lounge has a large sofa (with a pull-out bed beneath) and an armchair, an electric feature-fire, a large TV shelf, and a foot-stool. The kitchen is a very good size and comes with a full-size integrated fridge-freezer, a built-in microwave, a gas cooker & hob (with extractor), and a free-standing table with 4 chairs. There are lots of storage cupboards and plenty of work-space. Being open-plan means you aren't away from the family if you're preparing a meal.

The caravan has two bedrooms, one with a double bed and the other with twin-singles. The master bedroom comes with a King-size Ottoman bed, an en-suite toilet & shower, a large double-wardrobe with drawers, a dressing table, bedside cabinets, and overhead lockers. There's also a fitting on the wall for a TV. The twin room comes with 2 single beds (which can be pushed together to make a double) and its own double-wardrobe and overhead storage lockers. There's also a large family washroom with a double-shower, toilet and sink.

The caravan is in excellent used condition and we have taken great care of it. We originally paid 67,000 for it and are looking to sell it for 39,500 which includes site fees and rates for the remainder of 2019, new gas & electric safety tests, and I'll cover the park's private sale fee. This price is considerably cheaper than anything the park are advertising, plus it has the wrap around decking. We'll also include everything inside the caravan, including 3 TV's, all the cutlery & crockery, the microwave, kettle, toaster, pots & pans, etc. We've asked Private Sale Caravans to deal with all enquiries and viewings, so please feel free to call them with any questions. Rockley Holiday Park is among the best holiday parks on the South Coast. It was the 2017 winner of the AA Holiday Park of the Year, and has a 5 start rating. Onsite, it has everything you'd ever expect on a 5 star park. There's indoor and outdoor heated pools (with a flume), a Splash-zone, soft play area, amusement arcade, sports court, climbing wall, crazy golf, a nature trail, It has its own private sandy beach looking over Poole harbour, on site Watersports center with kayaking, windsurfing lessons, etc, a choice of restaurants and bars, nightly entertainment, 24hr security, bungee trampolines, a sauna & spa, tennis courts, a bus stop on park, and much more. On top of all the great facilities available to holiday-makers, there is an exclusive owner's area with its own pool, gym, hot-tubs, restaurant, play area, and BBQ area. This area is accessed using your owners pass, and is host to a variety of owner-only events.

The park is located just outside of historic Poole with its fantastic harbour, and lots of great pubs and restaurants. Bournemouth is just 15 minutes away, as is the celebrity hotspot of Sandbanks. Within half an hour of the park there's Paultons Park, Corfe Castle, Swanage, and Lulworth Cove. It's a fantastic part of the country to explore.
