Due to spending more time abroad, I'm looking to sell my top-spec static caravan on Shear Barn Holiday Park near Hastings, East Sussex. It's a Willerby Vogue Connoisseur 2008 model, which I've owned it for three years. In its day it was the highest spec caravan available, and it still looks fantastic and has lots of great features. It has a large wraparound decking with uninterrupted views over the countryside and the Channel. It's a private area which gets the sun all afternoon and evening.
The caravan is a 2 bedroom/6 berth model and is double glazed and has central heating, with thick insulated walls to keep out the cold, and is a very good size at 42’ x 13’. The kitchen and lounge are separated by a wall, which makes the layout feel more homely, and the main living area has free-standing furniture (an armchair & a settee with a pull-out bed), an electric feature fireplace, TV unit and lots of shelves and storage space. It’s a lovely and spacious room, and a comfortable place to spend time. There are a set of French doors which lead onto the decking, and you can see the sea from the sofa.
The separate kitchen is very well equipped with a gas oven & 5 burner hob, extractor fan, integrated fridge & freezer, integrated washing-machine, and lots of storage cupboards and workspace. There's also a free-standing glass table with four leather-effect chairs which is next to the main door.
Being a two bedroom model means that the master bedroom is a very good size, with lots of storage and space around the bed. The bed is an Ottoman style with extra storage beneath, and is set at an angle to give more floor-space. There's also a large walk-in wardrobe, dressing table, bedside cabinets, overhead cupboards, bedside lights and an en-suite toilet/shower room. The second bedroom has two single beds (one of which can be folded beneath the other), with a full-length wardrobe and overhead lockers.
The family washroom comes with a full-size bath with an overhead shower, a toilet and sink.
Overall, the caravan is in very good used condition, with just a few aged related issues that won't take long to put right. The buyer will also need to pay the site fees & rates for the remainder of 2019 (£4700 per year). We'll pay for new gas & electric safety certificates, and the park's private sale fee.
Shear Barn is in a beautiful location looking over Hastings, in fact you can walk to the Old Town in about 10 minutes. During the summer months, Hastings is a wonderful place to spend an afternoon with plenty going on, with markets, festivals, and concerts. If you don't want to go off park, there's an indoor heated pool, 'The Retreat' bar & restaurant with regular live entertainment, a games-room, indoor soft-play area, and an outdoor recreation area. The park can only be accessed by a security barrier, and there are overnight security patrols. The park operates a 10.5 month season, only being closed from 15th January until 1st March. The caravan is being sold with the remaining 7 years of the licence left (until June 2026), at which point the park owner will extend the licence year-on-year depending on its condition.
