Available for private sale is our beautiful Willerby Boston Lodge at Ashcroft Holiday Park, Sheppey. We’ve owned it for three years, but our growing family means we can’t keep the lodge and our new house, so it unfortunately has to go. It’s a massive 40ft x 20ft, with double glazing and central heating throughout, a fully fitted modern kitchen, a large open-plan living area, enclosed front decking, and a superb front-row pitch on the ‘Millionaire’s Row’ area of the park.

We are selling it for £85,000 which includes the park’s transfer fees, site fees for 2018 & 2019, and new gas/electric safety tests.

The lodge has a very large open-plan lounge and kitchen, with high ceilings, lots of windows, and loads of floor-space. It feels very spacious and uncluttered, and it allows our baby plenty of room to play. There is easy-clean Amtico luxury vinyl flooring throughout, and there’s also a three-seater sofa and an armchair, feature fireplace, loads of storage shelves, and a TV on the wall. We have arranged the layout to leave a spacious play area for the baby, but you could easily add more furniture to fill this big area. The front patio doors lead from the lounge onto an enclosed decking area, which is ideal for toddlers or dogs, and would allow you to watch over the children playing on the grass area in front of the lodge.

The kitchen is a very good size with lots of storage space and all the gadgets you’d find in a modern home. Being open-plan means that you can still watch TV or watch over the family while you’re cooking. There is a 5 burner gas hob, floating extractor fan, integrated fridge & freezer, a waist high oven & grill (ideal if you don’t like bending down), an integrated microwave and a built-in washing machine. There is also room for a couple of stools to make a breakfast bar area, and we’ll also leave behind a built-in water softener.

The lodge is a two bedroom model, and both the bedrooms are a great size and have their own large walk-in wardrobes. The master bedroom has a queen size bed, and an ensuite shower/toilet as well as the wardrobe, and even some large overhead cupboards for extra storage, which would easily fit a few large suitcases. The storage in this lodge is great, and would be ideal if you’re looking to keep lots of stuff down here. The second bedroom has two wide single beds (adult size) and a walk-in wardrobe, and would be ideal for growing children.

The family bathroom features a full-size bath with an overhead shower, a toilet and sink, and the floorspace is easily large enough to get changed.

We are lucky enough to have one of the best pitches on Ashcroft, with loads of space to the front of the lodge. If you have youngsters in your family, this is an ideal place for them to run around and be safe from any traffic. The neighbours are brilliant and we are only a few minutes walk away from the main entertainment area. Finally, we have our own private parking area and an Asgard storage shed.

Ashcroft is one of the bigger parks on Sheppey, and has enough facilities to keep the whole family entertained. There is a heated indoor and outdoor pool, arcade, family entertainment hall, adults only bar, outdoor play area, sports court and a launderette. Ashcroft is a very family friendly park with kids clubs and entertainment, and a great community feel amongst the owners.

The initial site licence runs for 20 years, and is then replaced by a rolling 1 year contract. The site fees are payable monthly by direct debit and work out around 4,500 a year, and the park is open for 10 months per season. If you’d like to ask any other questions please give me a call.
