I'm looking to sell my static caravan at Allhallows Leisure Park, which I've owned for three years. It's a Willerby Avonmore with 2 bedrooms (6 berth) and is fully double glazed with central heating. It's a 2013 model but is in great condition, and can stay on site indefinitely as the park has no age limits for caravans. It would make an ideal family caravan. It was originally designed with families in mind and has been decorated with a fun 'seaside' theme, and has hard-wearing materials used throughout. It's sited on the Beacon Close area of the park which has no passing traffic, and has a private area outside which separates you from the neighbours. There is also parking directly outside.

The caravan is a good size at 35` x 12`, and the main living area is open plan. The lounge area has a large L-shaped sofa (with storage and a pull-out sofa bed beneath), a huge floor-to-ceiling window (with partial sea views), a gas fire with display shelves, high ceilings, a TV unit, coffee table, and easy-clean laminate flooring. The dining area is part of the living area and has a free-standing table with 4 chairs.

The kitchen is a very good size and has an integrated full-sized fridge-freezer, lots of storage cupboards, and a gas cooker & hob (with an extractor fan). Being open-plan means you can keep an eye on the little ones while you are preparing a meal. I'll be leaving the original kitchen inventory that we got when we bought the caravan if you want them, including the microwave, saucepans, kettle and toaster.

The sleeping end of the caravan is separated from the kitchen by a door, which cuts down on noise and helps keep the caravan warm. The caravan has two large bedrooms, one master with a double bed, and a twin room with two singles. The master bedroom is a good size, being the full width of the caravan, and has a flip-up style bed with storage beneath, an en-suite toilet, a large double wardrobe, and a dressing table & mirror, overhead lockers, and bedside lights. The caravan has no road behind so is a quiet room if you fancy a lay in. The twin room has 2 single beds, a full-length wardrobe, and overhead lockers.

The caravan is priced at 25,000 which includes site fees & rates for the remainder of 2019, all owner transfer fees, and new gas & electric safety tests. I originally paid 37,000 for the caravan, so the new owner will be getting a great deal. The price is a lot cheaper than the park would sell it for, which would be well over 30,000. I'm looking for a quick sale because it's not being used, and the caravan is vacant and will be ready to use within a week. Because it's a private sale, the new owner will need to make payment and sign any paperwork with the office, and they'll also conduct a Welcome Meeting to go through the park rules. There is no outstanding finance to worry about, but they'll ensure the transfer goes smoothly. Allhallows is a great holiday park, looking over the River Thames estuary towards Southend. It is just 1/2 hour away from the M25, but feels like a real countryside park. The park has a 9.5 month season (including being open for Christmas and New Year), and is a mostly owners site (90% of caravans are privately owned). There is a real community feel amongst the owners.

The park facilities include a 9-hole golf-course, a fishing lake, heated indoor and outdoor pools, nightly entertainment, a newly refurbished clubhouse, arcades, sports court, 24hr security, and a great grounds team that keeps the park tidy. All of these activities are free for owners to use, and there is also an active owners team who organise events. Allhallows has no caravan age policy, and the caravan is in great condition so will make its new owners happy for many years.
