Delta Evesham Lodge 2016 available for private sale at New Beach Holiday Park, in Dymchurch, Kent.

The lodge is located on The Neptune development which is a gated area of the park, and is exclusively owners. It’s had one owner from new and it’s never been lived-in or rented out so is in excellent condition. They are looking for a quick sale so have priced it at £72,000 which includes the site fees for the remainder of 2020, the owner-transfer fees, and new gas and electric safety certificates. A new equivalent from the park would cost over £120,000 but they have no more spaces left in this gated area.

This well-built lodge is a luxury model and comes with double glazing, central heating, and insulated walls to keep you comfortably warm during the park's long 11.5 month season. It’s a 3 bedroom (8 berth) model with a huge open-plan living area, a spacious kitchen with all the mod-cons, private parking, and two separate decking areas. The side decking is accessed by a ramp/walkway so is ideal for anyone with mobility issues, and it’s south-facing and gets the sun all day. It’s a 2016 model with a pitch licence in place until 2047.

Entry to the lodge is via an entrance hall/utility room, which is separated from the main living area. This is great feature, as it keeps the heat in while you are taking your shoes off, and also contains a large storage cupboard, a washing machine, and a coat rack. The living area is open plan, and contains a lounge area, kitchen and dining area. The lounge comes with 2 comfortable sofas (one of which has a pull-out double bed), a coffee table, 2 drawer low unit, a large storage cupboard ,wall mounted TV, a feature fireplace, and a couple of handy shelves for your pictures, etc. The lounge area also has patio doors which lead to a front enclosed decking area.

The kitchen is very well-equipped and would rival any modern home. It has an L-shaped layout with a separate island unit, and is spacious and has lots of storage. There is a gas oven & grill (with extractor), full-size integrated fridge & freezer, a built-in microwave, integrated dishwasher, integrated wine-rack, loads of plug sockets, and lots of cupboards. To complete the kitchen there is a large dining table with six chairs next to large window.

The bedrooms are very generous in size. The master bedroom has an Ottoman-style double bed, large walk-in wardrobe, a TV point on the wall, and an en-suite (with a full size bath with shower above and glass bath screen). It’s a big room with plenty of space to walk around the bed, and enough floor-space to comfortably get dressed. The other two bedrooms each have two single beds (adult size), TV point, and a wardrobe/drawers. The family bathroom is a good size and contains a large shower cubicle, toilet, and sink with a vanity unit below.

New Beach Holiday Park is located on the coastal road between Hythe and Dymchurch, and has recently invested £4m into park facilities, including a brand new show-bar and restaurant. There’s also The Neptune pub/carvery which has a more relaxed setting for adults. The park is located directly opposite the sea, and there’s a great sea-wall promenade which stretches for miles. It’s ideal for walking and cycling, and taking in the sea air.

The seaside resort of Dymchurch is just a mile away, with a regular bus-service outside the park. Dymchurch has a lovely sandy beach, amusement park, and plenty of pubs and cafes. Hythe is the nearest town, with supermarkets, cafes and restaurants, and a really great social scene. The summer months provide various organised events, including the week-long Hythe Canal Festival, circus and funfairs, food festivals and boot-fairs. Folkestone also hosts various events, including Folkestone Air Show, vintage car rallies, outdoor music and is the main shopping centre for the area.

This lodge is ready to go, and would be available to move into within 2 weeks. The owner is taking the armchair from the lounge, but everything else can stay if you want it.
